:: Insurance - Buildings and Contents
It is vital that buildings insurance is taken out or continued by the landlord and contents insurance if applicable. Many insurance companies may restrict the cover on the contents when the property is to be let. Covehome Property Management have made arrangements with a major insurance company which ensures that the contents are covered whilst the property is tenanted, or indeed when vacant between lets. In most cases we are able to give immediate cover upon receipt of a satisfactory proposal form and payment of the premium. In the event of a claim arising during the period of management Covehome will handle the claim.

:: Burglar Alarms
It is vital that clear instructions are given where burglar alarms are installed. A 24 hour maintenance contract for the system should be arranged with a reputable company who should be informed of the key holders of the property. Top of the Page

:: Landlords Legal
Protection Scheme Covehome Property Management is able to offer Legal Protection for landlords. This is a unique plan offering financial security and peace of mind to landlords who have their properties looked after by us. This policy covers the cost of legal expenses should it be necessary (in very serious circumstances) to issue proceedings against a tenant who fails to observe the terms and conditions of the tenancy agreement and there is also a facility for a warranty against loss of rent should a tenant fail to meet his obligation or vacate the property before the end of the tenancy term. :: Empty Property Caretaking Service
As an extension of our property management service Covehome Property Management offer a caretaking service for properties either awaiting to be tenanted, between tenancies, or pending the landlords return after a tenancy has expired. Our caretaking service provides for a weekly visit to the property to inspect the exterior and interior against such problems as burglars, storm damage or burst pipes, clearing free newspapers etc. Many insurance companies insist that vacant property is inspected on a regular basis. – Please check your policy Top of the Page

:: Bonding for Security
Covehome Property Management, under the regulations of the Association of Residential Letting Agents, keep all landlord and tenant monies in a separate client account. These monies are fidelity bonded by ARLA – a very important feature when you are entrusting your money to others.

:: Maintenance
We will always contact you before any major (over £100) repairs or maintenance is carried out. Covehome’s property maintenance division will look after all general maintenance of your property, and where necessary, arrange specialist care or repair. If you have equipment or work under guarantee please advise us of the details.

In an emergency, Covehome Property Management will take appropriate action and advise you as soon as possible.
