Covehome Property Management let properties furnished or unfurnished
the landlords legal rights are the same whichever option is taken.
In an unfurnished property there should be carpets, curtains, light
fittings, fitted kitchen (including a cooker) and fitted bathroom(s),
including towel rail and toilet roll holders.
Our Property Manager or Property Inspector will advise you of the items
which would normally be expected by a tenant and should be left in your
home. It is important that your home retains a lived in and welcoming
appearance, as a minimally furnished property will not command the same
rental value or encourage the tenants sense of responsibility
and pride.
All soft furnishings including mattress and sofa must comply with Furniture
and Furnishings (Fire) (Safety) Regulations as mentioned before. Separate
leaflet enclosed to explain. The following points may help you if the
property is to be let furnished:
Sufficient bedding and kitchen linen, towels, crockery and cooking utensils
should be provided. Do not forget equipment such as vacuum cleaner,
broom, brushes, buckets, iron and ironing board. On the other hand you
will not be expected to leave delicate ornaments, small antiques, personal
effects, excessive kitchen utensils etc.
Items that will not be required by a tenant can always be stored away
in a locked cupboard or placed in a sealed box in the loft.
The cooker, washing machine, fridge/freezer, dryer, dishwasher, waste
disposal etc., should be in good working order, serviced and clean.
Leave any instruction booklets regarding the operation of these appliances
and alarm systems for your Property Manager to include in the welcome
pack. If there are no instructions or operating booklets, a brief note
would be of assistance.
Whether gas, oil, solid fuel or electric, the system should be in good
working order with full information supplied on the system. Service
contracts particularly for central heating are strongly recommended
and can avoid potential headaches and costs.
We do not recommend that television sets or stereos are left in the
property. It will be the tenants responsibility to ensure that there
is a current Television Receiving Licence. Whether or not a television
is left, an aerial is essential.
Experience has shown that few tenants are keen gardeners. If you have
a well stocked garden which requires frequent and experienced attention,
we recommend that you arrange for its care whilst you are away. We will
be pleased to supply you with a quotation for garden maintenance. However,
if you are leaving the care of your garden to the tenant it is vital
that you leave appropriate and serviceable tools in order that this
task can be done. This should include a lawn mower. Annual or Bi annual
care for pruning purposes by the Landlord is highly recommended and
we can arrange this on your behalf or with your own gardener if applicable.
